Whole-property tiling

Property in Malta is sold in shell form, and tiling is the biggest single finishing line in a shell. For a whole property the honest unit is the square metre of floor area — floors throughout, bathroom walls to full height, splashbacks and terraces, as one blended line — because that is how a fit-out budget carries it and how turnkeymalta.com prices it. A property tiles roughly 1.4 to 1.7 times its floor area once the walls are counted, and the card is reconciled on exactly that ratio.

The calculator prices the whole property by floor area and specification. The per-surface bands on the other pages are the same model seen from the tiler's side; the two cannot disagree.

Two denominators for two questions. A tiler quotes the surface laid; a fit-out budget carries the trade per m² of the property. The ratio between them — the coverage — is measured, not guessed, and both live on one card.
