How much does tiling cost in Malta in 2026?
Tiling in Malta is priced per square metre of tiled surface, not per square metre of floor plan. This is the labour-versus-material split, the format and stone premiums, and why the two numbers diverge by 40 to 70 per cent.

The short answer
Tiling in Malta is priced per square metre of tiled surface, and the bill splits into two independent parts: the labour to lay it, and the material you chose. Mixing them up is the single commonest reason a budget goes wrong.

Why a 100 m² flat is 140–170 m² of tiling
If you have arrived from the UK, your instinct is to count floor area. That instinct is wrong here, and it is wrong by 40 to 70 per cent.
Maltese practice tiles bathrooms floor to ceiling as standard — not a splashback and a metre of tile round the bath, but every wall to the soffit. Kitchens get splashbacks. Hallways, stairs and landings are tiled. And most flats and houses have an external terrace, a washroom roof or a flat roof that is tiled as the finished walking surface.
Turnkey.mt handles this with a conversion factor of 1.4–1.7: multiply the internal plan area by that factor to get the surface you will actually be charged for. A 100 m² flat becomes 140–170 m² of tiling.

The arithmetic is ours; the rates are the published ones. A whole flat in band-1 material with band-low labour lands near €4,900 all in. The same flat in stone at the top of band 3 with slab-grade handling is a different order of project entirely. Nobody is being greedy — you chose a different material.
Format: 60x60 versus slab
Labour does not scale with tile size in a straight line, and the published rates show where the step change happens.
Standard formats — the 60x60 and similar porcelain that is the default across Malta — sit inside the €20–40/m² labour band. One tiler handles a tile, cuts it on a bench, and lays it.
Large-format slabs are quoted separately at €52–80/m². That is roughly double the low end of the standard band, and the reason is physical: slabs need two people to lift, a different cutting setup, a flatter substrate because a slab will telegraph any hollow beneath it, and a much less forgiving margin for error. A cracked slab is not a €20 mistake.
If you are choosing format on aesthetics alone, be aware you may be choosing a labour band as well.
Stone
The third material band, €75–150/m², is where natural stone lives. Stone also carries consequences the bands do not price: variation between slabs means layout has to be planned rather than laid, and finishing and sealing are separate operations. None of the sources here price honing, polishing or sealing per m², so treat those as line items to ask about explicitly rather than assume they are inside the laying rate.
Terraces, flat roofs and what sits under the tile
This is the part British and northern-European buyers most often under-budget. In Malta you are tiling onto concrete slabs and screeds, not timber joists and ply. That is generally good news for flatness and for slab formats. But terraces and flat roofs are tiled external surfaces, and what matters there is the waterproofing layer underneath.
Get that wrong and the tile is not the failure — the ceiling below it is. None of the four sources here publish a per-m² rate for waterproofing membranes, screeds or levelling compounds, so you cannot budget them from this page. What you can do is refuse to accept a terrace quote that does not say, in writing, what is going under the tile.
Hourly rates, day rates and the UK comparison
Check Your Traders' 2026 contractor cost guide gives general contractor labour at €25–40 per hour, and sets whole-project renovation in the context of €500–1,500/m². Those are useful for framing a full refurbishment budget, but tiling itself is not normally sold by the hour in Malta — it is sold per m² of tiled surface, which is why the per-m² bands above are the ones that matter.
For the arrivals doing mental conversion: MyJobQuote's UK guide gives £15–25/m² for floor tiling labour and £150–200 per day for a tiler. Do not read across. The currencies differ, the scope differs — a UK floor-tiling job is a floor, a Maltese one is often floor plus full-height walls plus a terrace — and the 1.4–1.7 factor means the same flat generates substantially more chargeable metres here.
Apartments, shell form and Gozo
Three local conditions change the job before anyone picks up a trowel.
- Shell form. Property in Malta is routinely sold as a shell. That means there is no existing tiling to strip out, but also no screeds, no waterproofing and no finished substrate — the full stack is yours to build and budget.
- Condominium rules. In an apartment block, anything touching common parts is governed by the Condominium Act (Cap. 398), not by your preference. Terraces, shafts, party walls and access routes for deliveries can all be in scope. The sources here do not document the approval process or its cost, so establish it with your administrator before you order material.
- Gozo. Every delivery crosses on the ferry. Slabs and stone are heavy, fragile and delivered in fewer, larger loads. None of these sources publish a Gozo surcharge — ask for it as a named line rather than discovering it in a revised total.
Why every contractor prices at survey
The rates per m² are stable and published. The metre count is not — and neither is the substrate. A survey settles four things a phone call cannot: the real tiled area once walls, terraces and stairs are measured; whether the existing screed is flat and sound enough for your chosen format; whether a terrace needs a waterproofing build-up beneath the tile; and which labour band your format actually falls into.
Anyone who quotes a whole flat firm, sight unseen, is either guessing high to protect themselves or guessing low and will revise. Use the calculator on this site to get the band, then get the survey to get the number.
